Hello, So I've almost decided on all the components, need final validation that it's okay to go spending, I don't plan to upgrade my build for 3-4 years probably, will use it for gaming mostly (PUBG, Tarkov, AAA, etc.).

One thing, do I need 650W or is it completely safe to go with 500W power supply (power based on pcpartpicker is 399W)? I might overclock a little bit, but as I have only air cooling it wont be much, also I'm already at my budget. I have all the peripherals except monitor I plan to go for 144Hz 1ms Acer. Also GPU is already bought.

All comments and suggestion are welcome, thank you.

While 500 watt is enough, if you end up overclocking or adding in a few more components, you might hit that wattage threshold, a 650 is more then you need but it will give you the extra head room.

I would rather agree on what we share, than fight on what we don't. - Myself

Get something better than the 212 for cooling the 8700k.

Here's a list of good coolers https://www.tomshardware.com/reviews/best-cpu-coolers,4181.html

If you're not planning on upgrading anytime soon and only going to be doing light overclocks, 500 watts is completely fine.

I misread titles/posts way too often--correct me if I don't.

Nope. Here's the total power consumption of a system with an oc'ed 7820x and 1070 Ti running FurMark pulling ~300w: https://www.anandtech.com/show/11987/the-nvidia-geforce-gtx-1070-ti-founders-edition-review/15

One of the listed are DEEPCOOL GAMMAXX 400 Which performs exactly the same as hyper 212 and is priced the same, so why hyper 212 is bad?
I kinda feel that air CPU coolers are just more or less personal preference as there's very few side by side comparison between models you try to choose :?

If there any issues with 212?

Of the side by side comparisons that exist, they're not always the easiest to find either out of the many websites available. It's why I made this:

The 212 LED isn't bad but it's not great. It won't give much headroom for oc'ing. It's actually a slightly older heatsink design that's slightly worse than the newer 212 Evo or 212x.

The above post was more my point, you won't have room to OC, and if you don't have much room to OC you mine as well not get a K series chip with a Z370 board.
