rFactor 2 currently has the best force feedback model by a good sum and I'd argue the best physics (ISI is rather large in the commercial simulators which no doubt helps). Only sim I know of with dynamic tracks too.  But it's not very user friendly. I'd go rFactor 2 if you want pure simulation above all else.

 

Assetto Corsa is in an "early access" stage which only allows for hot lapping at the moment, but is visually very good and has pretty good physics. Much easier to get into than rFactor 2.

 

iRacing is the way to go if you want structured online. Pricing gets expensive unless you manage to catch coupons. Although there's been plenty of great updates to it. It's not a next generation simulation like rFactor 2 or Assetto Corsa. It's physics can't compete with rFactor 2 and it's graphics don't compete with Assetto Corsa. It was great a few years ago, but I feel it's getting overrated now as a sim. But it is still by far the most organized online structure out there.

 

And if you want something cheap but dated, the original rFactor is a great purchase. There are countless amounts of 3rd party additions that help it age. But at it's core its a 2005 game and that is why ISI is developing rFactor 2.

Try: NFS: Shift & Shift 2. If you like formulas, you should check Codemaster's F1 series (from 2010...)

Simulator wise I'd say iRacing. It's pretty competitive though and it's got a monthly fee. You can find free trials where you can basically get 3 months free
