get a z170 mobo. you cant oc on a locked chipset. also for the price, that psu is not worth it. you can get an evga gs 550 thats fully modular, made by seasonic, and $10 less. hybrid drives are useless when you have an ssd. either get a 1TB or 2TB normal drive. 970 is not worth the cost. you can either get a 1070 for $100 more or wait 8 days and get an rx 480 for $200 and performs roughly around a 980

The Radeon RX 480 will cost $200, come in 4GB and 8GB versions, and be about as good as today's 970, 390, 390x, or 980. It'll be out June 29.

It'll be the RX 480 when it comes out, so I suggest waiting until it's released. While waiting though, I suggest continue keeping an eye on the prices of the parts to see if you can get some good deals on them. You shouldn't need any additional fans so I left those out.

I i dont plan on overclocking is it useless to get a 6700k

If you're not going to overclock, don't get a K skew processor. if ALL you're going to do is gaming, you could even save some more money and get an I5 6500 or 6600. These CPU's are more than enough for any games today. You could then get that b150 board you wanted and you would have a solid computer and save a bunch of money.

Also as most people are recommending the RX 480. Tough to say exactly how well this will perform until june 29th when the NDA lifts and people release benchmarks, but it SHOULD be a pretty solid 1080p card. SHOULD be able to play anything at high-ultra-max graphics with high fps. If nothing else its going to be MUCH cheaper than the current equivalents on the market today. definitely worth waiting for. Dont get the 970, get the RX 480

this particular xeon is pretty much an i7 6700 without the iGPU and maybe with a few workstation/server features.

I would like to record my own games for later inspection. I know thats not streaming but i sorta figured its close and i7 is what i saw reccomended for streamers but if i dont need it thats cool would i need it for recording my own games?
