Sell that CPU / Mobo / RAM and get an i5 6400 or 6500 + Asrock Z170 mobo and some cheap 8gb stick of DDR4.

what is different from ddr3 and ddr4 and i don't want to spend more than 800 but i can of course. how big of a performance hit would it be if i just stuck with ddr3 a nice cpu and mobo.

Here's the deal. You'd already buy new RAM (as you said you wanted 16gb). And you'll already buy new CPU and Mobo. So why not just ditch that punny 8gb stick of DDR3 and skip straight to DDR4 + Skylake?

Besides, look: it's only 400. Well below your limit. Throw in a nice cooler of your preference, and you are golden.

CPU: Intel Core i5-6500 3.2GHz Quad-Core Processor  ($198.75 @ OutletPC)
Motherboard: ASRock Z170 Pro4 ATX LGA1151 Motherboard  ($110.98 @ Newegg)
Total: $404.72
Prices include shipping, taxes, and discounts when available

um.. it's a non K CPU?

Yes. But Skylake BCLK OCing is now officially supported on z170 Asrock mobos, even for non K CPUs.
