I have this Mobo: http://www.asus.com/Motherboards/M5A78LM_LX/specifications/and I've connected one chassis fan onto 3 pin and it runs constantly at max speeds. Do I really need to buy fan controller to control that 3pin fan? Or is there any other trick to slow down 3pin fan, to get 5V from 12V on 3pin connector?

there may be an option within the bios to control the fans but apart from that I'm not entirely sure. What about an application that controls them (downloaded from the web)? If this doesn't work then you're gunna have to get the controller :)

they don't work, speed fan doesn't affect 3pin fan.

3-pin fans are controller with voltage. Some new motherboards have that option in the bios. I presume your doesn't. You need inline fan low noise adapters. For example you can use the Noctua NA-SRC10.
