My brother's planning on making a rig primarily aimed towards model editing, 3D applications, and fairly strong gaming and game developing. He hasn't bought anything yet and is compiling a list on what to buy, he has a budget of arouns $200- $210, and for those prices wants to get the most bang for his buck. His heart is currently set on the 3570K which seems alright, but I was thinking something like a FX-8350 (8-core) would be better for his type of use considering it's a quad-core w\ Hyperthreading (3570K) vs a processor with 8 physical cores (FX-8350). I'd like to know what your guys opinion on this is; Intel i5 3570K VS AMD FX-8350.

8350. Though you could prbably grab a 3770k for $240!

There is in my opinion no legitimate reason why one would go with a 8350 when the 8320 is the exact same processor, it's just clocked a little lower (you can do the overclocking yourself, it is really not hard).

 

Oh and mind you an i5-3570k doesn't have hyper threading, the 3770k does (but that one is a bit less cheap)

 

As for your friend: unless he wants the a processor that uses a few less watts, I think he should go with the 8320

The 3570k doesn't have hyperthreading, it has 4cores/4threads, the 3770k has hyperthreading. I would vote for the 8350.
