New build for my 11 year old cousin, please help

I'd get these:

 

CPU: ($170)

Motherboard: ($170)

ASRock B760M Pro RS/D4 WiFi DDR4 LGA1700 | (pcandparts.com)

 

Memory: (Get two of these) ($76)

HyperX Fury Beast 16GB (1 x 16GB) DDR4-3200 RAM | (pcandparts.com)

 

Storage: ($50)

Kingston SNV2S/1000G M.2 1TB PCIe 4.0 NVMe SSD | (pcandparts.com)

 

Power Supply: ($100)

Cooler Master G700 700W Gold Efficiency PSU | (pcandparts.com)

 

Pick whichever GPU you want between those two.  The 3060ti is only a little slower, but if you can afford the 3070 go for it.  How much would this reseller want for a 6700xt or 6800xt?  Both of those GPUs are usually a much better value, with the 6700xt usually being cheaper than the 3070 for similar performance, and the 6800xt being way faster than the 3070 for usually only costing a little bit more.

Budget (including currency):600$ without case and GPU, also without a Monitor and peripherals. 

Country: Beirut, Lebanon. 

Games, programs or workloads that it will be used for: games(1080p) and school work. 

I built my first PC in 10 years after daily driving a Macbook and this forum helped me a lot so i'm asking for you guy's recommendations again. 

I'm gonna give my cousin my NZXT H510i case and we're gonna buy either used 3060TI or a 3070 for around 230 and 270 respectively(with 3 months warranty from the seller).

I want help in spec'ing an Intel DDR4 system, are the GPUs mentioned above a good decision, the budget is 600$ excluding the components mentioned above.

Mainly i'm asking for CPU and MOBO recommendations. We have this retailer https://pcandparts.com/ here in Beirut for reference if you guys have the time to check it out.

That’s a DDR5 motherboard with DDR4 ram.

 

 

That's exactly what the sales rep told me when I was building my PC last month, I chose the Gigabyte PSU at first but he told me that it has high RMA returns so I went with a CoolerMaster 750W modular one. 

 

BTW I'm getting the i5-12400 for the integrated graphics because when I built my PC I had a problem with my Asus 3070ti drivers and boy I was glad I decided to go with the 13600k instead of the KF.

I have a question about the ram, in my DDR5 build I got 1 16GB stick and everyone told me there should be no issues, here it's better to get 2 sticks coz it's DDR4?

Slightly, running RAM in dual channel mode allows for twice the throughput when interacting with the CPU.  The RAM will still be able to store the same amount of information and each DIMM will move it through the channel at the correct speed, but having two channels can allow for more effective interaction with the CPU with fewer potential hangs.
