If possible go for a 6300K with a R9 270. It will be a big bump up from your current rig and you will be able to play listed games in 1080p at mid to high settings.

its not my rig actually. this rig for friend that not hardcore gamer. so he want a budget rig for medium gaming

What is his budget and what does he like to play?

he even dont have a budget. so he just ask me what is most lowest price of hardware that available to play game like FPS.. strategy.. and some racing game.. 

plus.. he will reuse his own DDR2 ram (2GB) and 80GB HDD also 180W PSU..

His best option is a 750 or a 750 Ti, it won't be too expensive, won't get bottleneck by his Athlon 270 and will be enough for playing quite a few games and best of all, he will not need to upgrade his Power Supply.

i wish i can say to him too. but he even want more lower price for GPU and other hardware because he not hardcore gamer

Many hardcore competitive gamers play games at the lowest possible graphic settings to extract the last piece of performance out of their machines; to gain that split second advantage over their adversaries which is the difference between Kill/ Death!

 

I am not saying that games have to be visually appealing but since your friend is not going to play competitively... a 750/Ti will definitely improve his gameplay experience. This is the single best upgrade he can do to improve his current setup.
