Gaming (siege being highest work load that i can think of playing right now but would like some performance for slightly higher workload titles 
secondary reason:

Some nit picks:

My temptation is to go big air (really large air cooler) instead on the grounds that if you overclock that thing it probably won’t be an “overclock the snot out of it” kind of thing and such coolers are both more reliable, quieter, and tend to be less expensive.  That AIO will push even a golden 12700kf (and the chances you’ll get one of those are pretty low) as far as it could theoretically go without sub ambient.  With a b series motherboard you won’t be overclocking anyway.  A 12700f would be cheaper and do basically the same thing.  Need a z series to overclock as a rule, though there have been exceptions and that board might be one.  I don’t know.  NVMEs get weird.  Iirc the 970 evo was considered good but isn’t any more.  I don’t know why.  I’m also not a fan of the 510 case in general.  It’s cheap and pretty which one doesn’t often find together but it is know for weird and lousy thermals.  Airflow might be an exception. If you’re getting 10, get pro.  It’s not the extra features you probably won’t use, it’s the better privacy. 2 high refresh 1440p monitors is a lot of pixels to push.  I don’t know if your card is enough or not.  Might be.

Curious, Outside of Bitlocker, what "privacy" are you even getting more out of Pro vs Home? I know there are some differences, but most are really only if you need those features for organizations. Outside of that I agree with almost all the suggestions. Though unless he plans to game on both monitors, 2 1440P monitors can definitely be pushed by a 3070.

i don't plan on overclocking it atm or in the near future possibly not for this rig just as i'm so unfamiliar with anything to do with that. was looking as water cooling with the case as i'm looking at smaller cases was worried about the clearance with a lot of the air tower coolers as i not too sure on what size i would need.

The difference between a k chip and a non k chip is k chips are overclockable.  In this case for over $100. There’s little reason to buy a k chip if you’re not going to overclock.with a b series board though you CANT overclock generally (there might be exceptions, but generally they don’t last long.  They get phased out with bios updates and whatnot ‘ooh! But it’s an overclockable board for less than a regular one’ rarely lasts more than a few months.

A 12700 doesn’t need near that much cooler.  It doesn’t overclock.  A 4pipe cooler of good quality will work if you just want the rgb AIO look you could spend half what you never there and be more than fine.  Me I would still go air as such a thing would be quieter and have no joke zero maintainance.  Air coolers last nearly forever, and they’re only as loud as the fans that cool them.

It's also worth mentioning that you could save a lot by getting an i5, and there will beno difference for gaming, especially considering that i5s today have more cores (that are twice as fast) than i7s did only 5 years ago, and cpu demand on games hasn't changed much.  

 

Unless your a pro, the level of work you'll be doing in blender or video editing would be fine on a laptop, so that shouldn't really dictate anything in you parts list.  Just focus on the gaming side.  Lot's of gamers who make content on the side do so on 5+ year old gaming-oriented computers without a hitch.  Hell, the i9 6900x form 2017 had the same core count as the i5 12600k.  And the 12600k is a lot faster.  Even the 12400 is still fast enough that in game you wouldn't have a real difference in framerate as long as you weren't going for meme frames at 1080p, and that would save you over $200.

 

Hell, you could swap the i7 for an i5 and you'd have enough budget saved to get a 3070ti or 3080, which would make a big difference for gaming (and content creation, as a lot of new programs are getting better at leveraging GPUs for real-time scrubbing and rendering).

Looks pretty good.  Why 2 separate SSDs and not a single 2tb SSD?  It'd be a lot cheaper.
