PC build during Quarantine

Budget (including currency): 50-60k Php (Philippine Peso)

Country: Philippines

Games, programs or workloads that it will be used for: Mostly games, all in one (render, designing, programming)

Other details (existing parts lists, whether any peripherals are needed, what you're upgrading from, when you're going to buy, what resolution and refresh rate you want to play at, etc):

I have an existing PC and planning to give this to my sister and for me to buy a new PC (good reason of building a new rig).

Here's the specs I'm eyeing for, I am open for your suggestions and recommendation.

@boggy77, any suggestions? Why do you think I don't need AIO for it, considering I'm living in south east asia and my room usually has 34C and 29 when I open AC.
