USB over Ethernet miminal delay

I have been looking for a sub over ethernet solution for a while now and can't find any infomation about how much delay it will or can add. my use case is that my pc is in another room and i have been thinking about how to use it from the main living room. is mostly used for gaming. I got the display figured out. All i need is a usb over ethernet that has miminal delay if any for that matter.

 

Recommendations are welcome! :) 

 

NOTE: 

one port to and from the host to the server is fine, i can a USB hub if needed.
