issues with freesync & gsync compatibility

I have a 28" 4k samsung monitor with freesync , in the monitors settings it has display port 1.1 and 1.2 as options

My nvidia control panel says gsync compatible monitor and lets me enable it, but the screen tearing is often worse than without it. 

The nvidia control panel only has like 3 options for gsync and my monitor just has freesync on / off  and the choice of 1.1 or 1.2 for DP version

In some games it seems to let me disable vsync and run smooth with a tear here and there , while in others it introduces massive stuttering and a hit to frame times it feels like; while also tearing excessively, its really weird. 

 

I should say I am not running any games at 4k resolution, does it have to be native res to work? sigh

Is it on their compatibility list?
If not, I wouldn't bother using it.
