imo, 1070 can barely get you 1440p / 60hz max out settings for some games, then you need to lower graphics settings... 

just too little headroom for 1440p, it is a solid 1080p card

Imho that's BS. A 1070 is a perfectly fine 1440p card.

 

You might not get 120fps but definitely playable framerates. Please check the games you wanna play in reviews like Guru3d, AnandTech or Linus.

Dont buy a Gsync monitor. Nvidia opened up for the use of Freesync 4 months ago. meaning Gsync monitors are practically pointless. 

 

just get a freesync and you will save between 100-200$ for an equivelent monitor

Freesync is an open standard that is called adaptive sync. all Nvidia had to do was open up to it. which they held of doing because they tried to push Gsync. 

 

using a Displayport cable any Pascal and Onwards GPUs can use Freesync monitors. some may not activate instantly when you plug in, but going to the Nvidia Control panel will allow you to turn it on

Displayport does 240hz no problem. 

 

DP has been ahead of HDMI quite a while, only recently HDMI took over with their newest standard, which hasnt come to many devices yet
