what exact board and what CPU do you already have?

Best options would be i7 2600/3770 or 2600k/2700k/3770k if the board is unlocked.

What motherboard do you have? Chipset is important for CPU and/or overclocking support. What's your budget for the new CPU?

Budget for cpu is about £120 maybe abit more 

Check your bios rev; and the cpu support list for said bios rev... update if needed then either get the i7-3770 or Xeon E3-1230 v2  (v2 is important the 30 could be any number 30 or higher though)

Cheers guys appreciate it if I wanted to upgrade my motherboard but keep my gpu and ram and just upgrade my mobo and cpu what would you suggest

Yeah run a game with task manager open and showing all cpu cores, I think it might be a single thread issue. If none of the threads are hitting 100% look at the GPU. If the gpu is hitting 100% turn down some settings until both are about equal (85-90% usage on either)

If you're thinking about upgrading your Mobo and CPU, you're going to want to go all the way and get new ram too. I'm assuming you're running DDR3 with your Sandy Bridge i3, and it doesn't make a lot of sense getting a new Mobo and CPU without upgrading to DDR4 RAM.

 

My advice would be either to just upgrade the CPU or to upgrade motherboard, CPU, and RAM all together depending on your budget.

You can't just 'upgrade' to DDR4. That would require a new motherboard and CPU. They wouldn't even fit into the same slots.
