WLAN is unstable?

If you have cable remember you are sharing the connection with your "neighbors" (aka the whole block +1).

it's normal

 

high download speed (steam) doesn't means the connection has low latency

Can you use/Are you using 5GHz WiFi?

If not, is the 2.4GHz very busy? Have you tried changing channels?

WLAN speed can be affected by the slowest device on the network. In wireless communication, only one device can "talk" at a time. So if someone's on the network and they're slow, they could be hogging it up longer than you'd like. That's of course, assuming the signal quality is good otherwise.
