So i have a 27in Acer 1440p g-sync display can't care less about the model no. I think it's xb271 something. My point is that after the Creators update I started seeing some tearing and to be honest I don't think my g sync is working after the update.I first experienced this in Fifa 17. I see high frame rates but there's some weird lag and tearing. For now, i just put on V-sync.  Which was working just fine before the update. The settings are exactly the same as before.
g-sync is enabled for full screen and windowed in the Nvidia Control Panel (will refer to this as NCP form here on). The 3d settings for the game has g-sync on too and the in game settings are no limit fps, these setting used to work before.

Now the thing is I could just roll back the update but I'll probably have to eventually since Microsoft is so pushy with the updates and due to the fact that I'm going to be upgrading to a Ryzen 1700X from my current 2700k (OC 4.7GHz, Not sure that matters but just in case it does, leaving it out there)  in the next week or so, just waiting on the mobo and ram to ship. And I've read int he forums that this update is required for Ryzen to run well / stable. 

I'm currently using a gtx 970 strix. My 1080ti should be delivered today so I'll switch out the card and see if the problem persists. I am running the latest WHQL drivers. 

hope someone can clear the confusion on this situation.

Try to uninstall the GPU drivers (You can use DDU) and reinstall the latest ones.

I did try that actually. but without DDU, just the normal clean install from nvidia. I guess I'll give that a shot.

Also in NCP check the Gsync indicator (in one of the top menus) Its annoying but its a good way of checking if an application is using gsync. If you don't see a "gsync on" watermark then you have an issue.

 

btw I'm using a 1700, 1080Ti, gsync monitor and am on creators update so I'm the closest you are going to get to your future use case.

Hahahha Daym!  That last bit! How's the setup going for you ?  And where am I supposed to see this watermark?
and on a side note what motherboard and ram did you pick up ? I'm still contemplating the msi b350 tommahawk or the asus b3350 prime plus.

Sorry am at work. Yay for g sync magic (you can turn the indicator off btw). Its working great for me :) Did you already buy your motherboard? Please don't buy MSI... I see issues with MSI AM4 boards here and on reddit pretty much every day. They use inferior components and have BIOS issues. They rely on being the cheapest. Get a decent Asus or AsRock. Don't skimp on the motherboard.

i personally use the msi tomohawk and have no issues magically apart from maybe not getting over 3.8 on a 1600 but i see others have issues

You are 1 of the luckier ones in the sense that your system works. But the not getting 3.8 IS your issue. I bet a quality VRM could get you 3.9/4. I'd put your chip in my crosshair if I could and tell you what it can really do.

ive been told :P looking into getting one with better vrms anyways :P
