I got a new system build with the new(ish) i7-7700k and a msi z270 mobo (https://www.msi.com/Motherboard/Z270-SLI-PLUS.html#productFeature-section). I noted that the temps where spiking to the TJMax and under load around 80-95c so I shutdown the computer, re-applied the cooler thermal paste no change, then i went to the fourms looking for a fix, i cam across that some mobo makers have the voltages over-volted by a lot (some even going to 1.4v). I changed the voltages to 1.2v temps where lower but still high. So i decided to get a ASUS Maximus IX Hero it also had features that i wanted (https://www.asus.com/us/Motherboards/ROG-MAXIMUS-IX-HERO/) I got the new board and it had the same issues but the temps where lower at the 1.2v. A few days later the ASUS motherboard just died giving me the Q-Code of 00 which is not used, i googled that and it meant a board failure if it worked before. So i went to my local computer store and exchanged it for the same one. Applied the same voltages but the temps where at 40-50c while gaming. So i decided to over clock and im currently at 4.9 at 1.250v at around 60-75c under load.

What fixed this? or did i just luck out?

I might be wrong, but it seems like you made 3 purchases and out of them 2 were faulty MOBO to begin with. At least now your MOBO is alright.

No just 2 im going to use my msi one for a VR pc, the dead one i returned. 3 mobos but no 3 purchases

Oh ok. My bad. Not 3 purchases. But your MSI MOBO (your 1st MOBO if I'm not wrong) might be faulty as well. Either check with your local store or hope for some one here that actually knows whats wrong to help you.
