For 300$ you can build a great gaming pc with used parts(which perform well but are outdated), but used parts may not last for long time and nowadays electronics get old really fast, so going with new might be a better choice depending on the used parts you find. If you go with H110 chipset Motherboard (which might be a risk as the Motherboard I included supports Kaby Lake processors out of the box) you can save couple bucks for a better Graphics Card or even a 120GB SSD

 

I think this should handle most of the AAA titles at 1080p with High settings maybe even 1440p or 4K with settings set to Ultra Low - Medium
