I for once don't see the need for Kaby lake and Z270 boards, make no mistake, it is an improvement over last Gen, but not really worth spending extra on, you'd be better off getting a Sky Lake chip and a Z170 board instead and spending the difference on a 1080 witch will make much more of an improvement. An NH-D15 is cheaper than the H105, performs just as well, how ever if you want to stick with AIO than what ever floats your boat mate.

i also think the newer intel 7th gen isnt needed but your parts will work find if you stay with it.

the new 7th gen and z270 arnt fully needed over 6th gen and z170 but if its your first build i would just stick with the cpu and the mobo you have it will work well if you watch netfilx at 4k thats a reason for sticking with your build.

just check for reviews of your card and how well it runs with the games you play at 4k because some games at 4k might not run on high settings at 4k 60fps.

That's a solid build. As mentioned  you could save some

money getting skylake rather than kaby lake but then again it's always good to get the latest gen. So it really depends on your budget and how flexible you can be. 

 

Bear in mind a 1070 will get you around 40fps on typical games at highish settings at 4K whereas a 1080 should get you around 60fps at high/very high. Just don't expect 60fps at ultra until the next gen of gpus arrive (ignoring titan xp as too expensive).

my friend said u can only see like 25 fps

As you have chosen a 60hz monitor you want to be aiming for a gpu that can give you a stable 60fps then you will limit tearing and stuttering. Simply put, with a lower end gpu you can achieve a higher fps but at lower settings whereas with a higher end gpu you can get the same fps at higher settings.
