I revised the old build I had planned with dual Xeons and a RX480 into now a single Xeon and a 1070, cause it'll be split between intense workstation tasks and gaming. Here is what I came up with, CPU motherboard and RAM will all be buys on eBay so I can't get the best price to performance in my editing, recording, and computational tasks as well as gaming since the 1070 is a best. Any recommendations are welcome below :)

You might consider a less expensive psu,  SeaSonic S12II 430B.

I would consider it, but the PSU I have is already great quality and 430 is cutting it a lot closer to the power draw on this system. I'll consider it, cause I know the S12II is a great series, but I don't want to put too much stress on the PSU where it's always at 60%+ load, but I'll think about it :) thanks
