First, this is my current setup:

 

Case: CM Storm Enforcer

CPU: i5-3570K

Motherboard: P8Z77-M PRO

PSU: CoolerMaster GX 650W

GPU: MSi GTX 970

Storage: SSD SAMSUNG 120GB / HDD Seagate 1TB

RAM: 1 x 8GB Kingston PC3-14200 / 2 x 4GB G.Skill PC3-12800

Corsair WaterCooling Hydro Series H60

Windows 10 Pro

Samsung 32" LED TV

 

I upgraded the GPU about a month ago, from ASUS GTX 650Ti to MSi GTX 970, and OS, from W7 to W10 Pro.

Since 2013 I've had this rig (with the 650Ti) with no changes and only maintenance on the radiator/fans.

 

When playing some games on High Settings in 1366x768 (Dota 2, Planetside 2, GTAV) it gets me between 52FPS-60FPS and 64°C-75°C on CPU.

When working/using programs like Unity or 3D engines with high load, can only get 30FPS stable and when trying to get 60FPS, I get 70°C average on CPU (and sometimes GPU) and can't even get to 60FPS stable, just between 30FPS and 40FPS.

 

So, I've been thinking in upgrading my CPU to i7-6700k and with that the motherboard to ASUS Z170-PRO, and also get rid of the TV and get an ASUS monitor.

But then again, also upgrade the cooling system or change it to Air Cooling, or getting another closed loop cooler, I honestly don't know yet since I don't know what's better.

And then thought about selling my whole rig and building a new one from scratch, probably this one, not definitive.

 

I'm new in this thing of PC buiding , since my current rig was a gift (kind of) and back then I was just a teenager who just wanted to play games. 

And now I'm being more responsible about this, since I've been getting high temperatures and now I work more on PC and been trying to work on some projects on it too. 

My main goal is to have my PC capable of gaming and working, and be able to live long years without upgrading.

 

So, recommendations? tips? ideas? maybe I'm being too greedy about the new setup I want to build? was I not too clear? does this post makes sense at all?
(I'm planning to do all of this within a year, since I can't work and have to focus on study)

(I'm from Chile, South America. Here things are a lot more expensive because taxes).
