A rig for a friend

Hi guys, i have to build a Rig for one of my friends, he will use it mainly for gaming and some video rendering. He has a budget of 900€ (i know it's not much for a render machine but that's what he can spend atm) with that budget we have to buy also a monitor maybe a 1080 ips. He doesn't need 4k.

I'd like to hear what could be the best set up i already have something in mind but not sure if it's the best option.

I will give him my Asus R9 270x for free so he doesn't need to buy a GPU atm.
