Very good build but I would get windows 10 off of reddit for pretty cheap.

I was thinking about future proofing and it was cheaper than most H170 motherboards, so that was my thinking.

Kaby Lake probably will require a new chipset, so the current tier won't receive any newer CPUs. In 2-3 years if you decide to upgrade, AMD with Zen has hopefully kicked the CPU game up again and sticking with an older design might be big bottleneck (just speculating). I would suggest going with a simple H110 or B150 if you don't plan on overclocking. Save some money.

 

Also as suggested, get W10 off of Reddit or G2a etc ... for only sub $20.

Well I got it (motherboard) for $83. So not that bad and cheaper than most H170 boards.
