I agree, but I would also get a smaller case like an h440.

If I were you, I'd personally spend less on the cosmetics - that means getting a less expensive case, motherboard, getting rid of the case fans and a cheaper air cooler. With all those gone, you could get a GTX 1070 paired with a 144Hz monitor, increase the memory to 16GB and up the SSD to a 250GB one:

New MOBO must have at least 1 USB 3.1 Type C, LGA1151 Compatibility, and good audio.

the gpus i listen would fit in the h440 but i have also heard the h440 has airflow issues so an s340 would also be a nice option
