ADVICE: Rendering and Gaming (in this order) - $900

Hello people!
I've decided to build a PC which I'm going to use mainly for architecture software like ArchiCAD, Photoshop, 3D Max, V-ray and for gaming. I expect to run most current games on 40+fps on high detail. I have one 1080p board, possibly will add another one (only one when gaming)

Basically I need good CPU and a lot of RAM because most of my renders are on the CPU and I will need couple of programs opened at the same time.
I recognize that in 4 years the CPU may prove insufficient for some operations so I will probably overclock it then, thus this motherboard.

The dealer I'm going to buy the parts from tells me that the CPU should come with a heatsink and on the item it says "box", so I haven't included one in the price list. I haven't heard about Skylakes with a heatsink though.

Dealer sounds dodgy. How about buy everything new?

Everything is new. He's the middle man between the import firm and me. The prices he offers are in (by little) the lowest possible in my country =) Aaand he's a friend. Maybe he is not acquainted with the Skylake.

Also, the overclockable skylake chips do not come with heatsinks. In the build you posted change the SSD to anything else and change the PSU to anything from Tiers 1 to 3 on this list:

This is true. You will need to buy one for any overclockable Skylake. Your dealer must be misinformed.

I guess you do not think the 6th gen CPU and DDR4 are worth it?

They are at those prices BUT:

900$ for rendering and gaming is not very much, so going with an older architecture is always an option.

If you really want to kill it at rendering and 3D Stuff, then a 6-core i7 would be even better, but that is out of the price range

Maybe I can get a  Cooler Master Hyper 212 EVO RR-212E-16PK-R1

What's wrong with this PSU? It's decent, rated silver+ and It has enough power.

The 212 EVO is great :D Also, the silver rating was discontinued a while ago...
