GTX 970 Low GPU usage

I have an EVGA GTX 970 SC ACX 2.0 OC'd to 1285 Mhz and a boost clock of 1437 and I am using an i5 4690k at 4.2Ghz.

On some games, for example BF4/BF3 etc, I get 90+ FPS on ultra settings, but for some reason, on some older games, most noticeable on Garry's Mod, my GPU doesn't go above 25% on the GPU Usage.

Due to the low GPU usage my frames are going down to even 10 frames per second, which is really frustrating seeing I have good hardware and am running a 144hz display.

I have no idea what the problem is, google is no help, only more people having this problem.

I already tried changing the settings in NVIDIA Control Panel to "Prefer Maximum Performance" and some other settings people suggested, and yet no luck.

This is really annoying that I can't play with my friends due to stuttering and low FPS in those older games.

Please, if anyone experienced it and managed to somehow fix it, tell me how.

guess im not the only one, i get the exact same issues on garys mod too, my fps is amazing then all of a sudden its lagging like mad. i think its just the game mate.
