Do you have a routing device already and can just upgrade with a good access point? If so, this Ubiquiti AP is seriously the best bet all around. They do have a long range version, but the standard version I liked has plenty of signal strength for what you wanted.

you mean wifi range? 40m is a lot...  you could just get something cheap with external antennas and replace them with the big fancy after market ones.

what is your situation exactly?  need more info.  Could you use powerline ethernet and then plug in a wifi AP on the other end?

I think you might be asking a bit much of a single wifi router, you'll never reach those distances with decent signal strength out of the box.  I'm not a networking guy, but it seems to me your best bet is to purchase a high powered omni-directional antenna.

hence i said 40 meters and not 200 iknow 200 would be stretching it with a standard out of the box router.

From what i know, external antennas are pretty easy to setup, they are pretty much just plug and play.  For best range, you'll want to use the 2.4 Ghz frequency, so there are plenty of antenna to choose from.  The best would be to run a cable outside and mount it on the side of your house.    Otherwise, I think most of the new wifi AC routers with 3 or more antenna have pretty solid range.  I just bought a TP Link Archer C7 and it fills my 3 level home and small back yard easily.
