Far Cry 3 menu lag

Hello everyone.

I hope this is the correct thread to post this question in.

I have been playing Far Cry 3 for a while and I have a problem with the multiplayer menu lagging after the first mach, I am talking 0,5-2fps it is very bad.
After running some tests I found this. It is not a problem with the menu, it is my gpu it working at full load doing something (I don´t know what) while trying to display the menu. If is alt+tab out my desktop lags when I drag windows around and such.
However in the game it self I get 50-60fps.

My system:
cpu: fx 4300 @ 4,5Ghz
gpu: 7870 @ 1150 & 5000
mobo: Asus m5a97 r2.0
psu: cx 500
ram: 8gb 1600mhz 9-9-9-24
HDD: 1tb WD blue
OS: windows 8.1 + mods

First try this and see;

 

Check whether the V-sync is your v-sync is on or off? 

 

If it is ON, then turn it off and vice versa.

I have tried this and there was no difference, but thanks for the suggestion

Edit: It is set to off at the moment.
