Current plan, still debating between Intel and AMD CPUs. Any advice on what to go for?

I would consider waiting until DDR5 drops and in the meantime if you must have a system, pick up a nice Ryzen laptop with an APU processor (it is black Friday in a couple of hours, should be able to find a nice deal). You won't be able to do high end gaming, but it you wait a couple months into 2022 hopefully we will see a price stabilization in GPUs towards something sane and DDR5 along with a new linup of CPUs will come out.

Currently I would say either go with Ryzen 5000 for stability or 12th gen intel to be on cutting edge. Ryzen 5000 is a mature platform so there will be less hiccups and bugs then going with the new 12th gen stuff. However, 12th gen is the fastest CPU right now and will definitely feel smoother in gaming as it matures (mainly due to having e cores to take care of background tasks). I will show you two options you can go with.

Seems like stock of 12th gen mobo is running low though. Might be easier to go with the AMD build.

DDR4 cause there is no real difference between current DDR5 and latest DDR4
