You can't really build anything better than this.

6600XT is not in stock everywhere, But some stores does have it. Get it first for 700-800 CAD (700 would be ideal) 

Than get everything else. 

Also, You can save little by not buying third party cooler, Because this CPU already comes with cooler, But if u got money for it, Tower cooler will perform better and quieter.

Also few bucks can be saved on memory, But don't go below 3200 CL16.

If you wanted to squeeze in a 5600x, this would be in budget without VAT. 

however id encourage spending a bit on a more flexible powersupply.

or just grab what Herman made and swap in either of these powersupplies. They are a bit more, but are a bit more flexible in terms of GPUs that have heavier transient loads.
