You can setup an account with a login only she knows, then link it to a specific folder on the driver, I am not if it works that way with shares but I did it with FTP

You did not list any RAM here, you should get at least 4-8gb of ram, the more the better.

First of all, as I keep saying and someone will disagree with me, if you are planning on using ZFS get hardware that supports ECC memory. Whilst you can run ZFS without it I do feel this defeats the point of using the file system as you have surely chosen it because it protects your data better, if you don't use ECC you loose this advantage.

Also I would suggest you buy an intel processor as lots of the things you would use the NAS for will only utilise a single core so it makes sense to go with a CPU that has better per core performance. Also Intel is generally more power efficient which becomes extremly relevant when the machine is on 24/7.

Are you planning on running anything like Plex that would require some power for transcoding ?

no i dont plan on using plex

could lock-a-FoldeR  work. it was a Google code protect

You could definitely look at some used server hardware, you can get some pretty good deals at the moment. Of cause all this is only necessary if you definitely want to use ZFS.

they said no. looks like i will be saving up for it my self

If you get some uses hardware you can actually do it for a reasonable price. I think the biggest cost is probably the hard drives because I would not suggest buying these used!
