Graphics card : GTX 1060 3gb

RAM : 8gb ddr4 2133 Mhz 2x module

CPU : I5-7400 (I think ill edit when i check)

HTC VIVE non pro two light boxes and touch controls.

I'm surprised that your CPU is at 100% because my 7500 was perfectly fine in games.

I'd say if you could only replace one part choose the GPU (possibly 1070 or 1070Ti) but if possible also get and extra 2 x 4GB kit of ram. Also for the RAM, try and close all programs before playing games.

So I want to upgrade my PC and I always notice that my processor is at 100% on task manager and my RAM is always around 90% and my VRAM is mostly 100% when in texture heavy vr games. These high figures don't really surprise me since I always play games with recommended specs higher than my own so my question is, what part of my pc shall i upgrade.

Then you could invest in an i5 8500 and B360 board later down the line

I guess you could always improve the GPU, I don't see a problem with the CPU. RAM is a bit on the meh side.

It also depends on how much stuff you have open in the background too.
