"New" Cpu upgrade

Im planing to upgrade to a better cpu on the lga 775 socked under 150$ im using a q6600 right now with the Asus P5N32-E SLI Motherboard and habe a Radeon 240 xfx oc and im planing to livestream games like gta 5,final fantasy 15 and to do some video editing

I Recommend using a modded lga771 xeon chips, it Performs really well on me ??

Nope, CPUs on the socket 775 platform that's faster than the Q6600 are unlocked QX CPUs which cost too much for the performance they offer and someone with low budget shouldnt buy them. You should move to a new socket if you want to upgrade. Forget the Xeons, they are still quad core CPUs at best, no better than the Q6600. Just overclock the Q6600 if you havent done so already.

I doubt if you can stream GTA 5 at 720p minimum settings while playing it. Forget FF15, this poorly optimized console port needs 480p to run on this graphics card, and even then the Q6600 will be maxed out all the time for 30-40fps.
