are you running out of ram or are you cpu constrained ?

Cpu upgrade will provide lot more performance boost.

RAM upgrade provides nothing for you unless you are using all 8GB of it all the time and you need 16GB.

Tldr; upgrade CPU now and RAM later (summer ish ?!)

Ok but at some point when you want to upgrad further to match the 1080 TI you need a new board/CPU/RAM combination. As for now go with the i7 i guess and save money for a total upgrade to Z370 board,  I7 8700K and 16 GB of DDR 4

U have money for that ?! Then forget 3770K. Its very old and slower than modern CPUs with same clock speeds.

Build new pc from ground up.

I see, thats hell of a friend giving u such a gift :)

You can still use 3770K, the GPU will not stretch its legs at 1080p.

Do this: Get 3770K, run few syntethic benchmarks and compare your results with others (it will be worse but just see by how much).

Then run some games at 1080p 60Hz or 144Hz (if possible) and see GPU and CPU usage. If your CPU runs at 95%-100% usage then your CPu is struggling and you need to buy new monitor with higher resolution so GPU is working a little harder taking that massive load off of the CPU.

Alternative: buy all-in-one watercooler and OC that CPU.
