So i got right now 3 monitors, 2 of them with 165hz qhd and one with 4k 60hz, i connected them all to displayports ( 165hz ones to one card and 60hz one to the second 1080) aaaand, then there is the problem, because one of the monitors is connected to second card, they dont work in sli without turning off the 60 hz monitor, so to run all 3 monitors i have to have the sli disabled.

I could buy and hdmi cable and attach it to the first video card buuut then again, it wont have g-sync, is g-sync needed for basic tasks? And could i run in more problems with hdmi?

Only the top card can be used for output when SLI is enabled.  If your 4K monitor has HDMI 2.0 then you can use HDMI for that, but otherwise nothing you can really do. You'll only get 60 Hz over HDMI on the 1440p monitors, and 30 Hz on the 4K monitor if it doesn't support HDMI 2.0.

Couldn't you just connect the 2 165Hz to DP and 4K to HDMI 2.0?

You would think Ubisoft would support the Bulldozer based architectures more given their digging themed names like bulldozer, Piledriver, Steamroller and Excavator.
