It'll play those games at high-ultra just fine, but the build is flawed. Why get an unlocked i5 with a b250 mobo? You won't be able to overclock and you'll need to spend extra on a cooler. Also, the psu you picked isn't good, get a corsair cx450/550m instead.

Other than the psu, the build is reasonably good.

I would suggest getting an ATX motherboard instead of an mATX. It will not look so lost in the ATX case.

Consider getting a dual channel memory kit. There is a small performance improvement in many activities.

You might consider an IPS panel monitor. Better color reproduction and wider viewing angles.

you won't even get a cooler if you go with the 6600k, unlocked skylake and kabylake cpus don't come with them. it's good enough, no need to spend extra on a better cooler unless it starts to fail.

A cooler is necessary. K suffix Intel processors do not come with a stock cooler. Locked (non-K) come with a perfectly adequate cpu cooler. Although those seeking very quiet systems often replace the stock cooler with something better.
