Help me pick a GPU (flight sim content inside)

I'm building for a friend of mine (he's a pilot) a flight sim PC and I'm having trouble finding info on a GPU that would drive 3 1080p screens without overspending.

Sim in question in is undecided, xplane and FSX are on the shortlist. running at the highest or near the highest settings at a playable frame rate is the goal.

SLI/crossfire is an option if the games support it.

This PC will do little to nothing else.

System specs:

4790k

GTX 1050

16GB DDR3

Samsung evo SSD

a few HDD's

What is "overspending"?

You need atleast a 1070, but imo the 1080 is the smarter choice. SLI/CF I never recommend unless no single card solution is possible. You require a very  smooth gaming experience for best results. Not entirely sure on titles, but these game can be graphically demanding I think, especially future coming sims he might gonna use..

budget for the tower only is about 2500$ CAD. what we don't have to spend on the tower we can put towards more or better controls, chair and sim cockpit

What about this?

looks similar to what I've been thinking of. But will a 1080 handle it? reading on some sim forums show the 980ti would drop below playable on some of the more demading areas (like say landing in a very large/busy airport) when on 3 monitors.

A 1080 is already much better then the 980 Ti. Thats why I mentioned it being the smarter choice for a good sim experience. I think 1 1080 should do the trick well.

You can save some money by taking a 750 series Evo over the 850, almost same performance but a nicer price.

Not exactly sure how CPU hungry those sims are, but overall they are hungry so don't scimp on a locked CPU and probably stay on the 6700K because of a 1080. Only suggest to take the Scythe Fuma as cooler so that you have a better OC potential in the future for increased usable lifespan even if OCing now is not needed or wanted.

A part where sometimes more is spend on then needed is PSU. As long as it is is a decent PSU a 550-650 w range PSU is more then enough for even OC and multi GPU setups. No need for 850 or 1000 w PSU's.

Take this into regard even if the budget would be tight for the other stuff. For a good experience you need that GPU/CPU horsepower so don't make a sacrifice there.
