What is fan xpert?

a fan controlling software for asus boards, though there are other solutions out there, just not as elegant as fan xpert

What CPU are you using? If you have a K series chip, make sure you get a z170 board to enable overclocking. If not, you can cheap out a bit and get an h170 board.

I am probably getting a 6600k i5, how far can you overclock them?

Depends, but you could probably expect anywhere between 4.2 and 4.7ghz with proper cooling. But overclocking is an entirely different story that depends on the quality of the silicon you received as well as how comfortable you are with running your chip at different voltages and the temperatures that accompany those voltages.
