Motherboard: ASRock H170M Pro4 Micro ATX LGA1151 Motherboard  ($87.98 @ Newegg)
Memory: Panram Ninja-V 8GB (2 x 4GB) DDR4-2400 Memory  ($39.99 @ Newegg)
Video Card: XFX Radeon R9 380 4GB Double Dissipation Video Card  ($169.99 @ Newegg)
Case: Thermaltake Versa H24 ATX Mid Tower Case  ($22.00 @ Newegg)
Power Supply: XFX TS 550W 80+ Bronze Certified ATX Power Supply  ($26.99 @ Newegg)

You wont be able to overclock an i5 or i7 down the line either, but the board does support crossfire, in case you need a second graphics card later on. You could upgrade to a locked i5 or i7 if the i3 ever gets too slow for gaming, and still be just fine. I would still suggest you get a Z170 board if you could find the extra cash, but if not, you will still be very satisfied with H170.
