If you're going for a budget build maybe consider going used and getting a Q6600 and a LGA 775 motherboard- it's a little dated but it shouldn't cost you more than 50$ for both and it'll perform very well.

Here's my LGA 775 and Q6600 build, the total cost ended up being less than 150$ and plays pretty much any game at 1080p at medium settings (except high end triple A titles obviously)- http://linustechtips.com/main/topic/482103-budget-build-130-little-ass-kicker/#entry6467898
