lag and screen tear

When I play any game, I feel like I hardcore lag/screen tear/stutter no matter what when I am over 60 fps unless I go into nvidia control panel and activate adaptive vsync. It seems to be the only thing that can possible fix the lag. Any ideas because I dont think it should be like that? :/.. I have a G1 Gaming GTX970 and it is overclocked
