I'm looking for a true gaming CPU benchmark that tests the improvement of CPU's in gaming so having all the same GPU, HDD or SSD, and testing the performance gain of CPU's in Gaming FPS. Is there any such thing? if so can you add a link.  I can't find anything on the internet.

I'm trying to find out if there is truly a great deal to be gained with upgrading your motherboard and cpu. In gaming.

Your motherboard will do nothing explicitly. It may allow you to gain higher overclocks when using more expensive boards, but nothing else.
