System Upgrade Help

I am looking to upgrade my rig to improve fps while gaming. I am currently looking at either a CPU & MOBO or GPU upgrade with a maximum budget of £350 (~ $US 520, $CAD 650, $AUD 680). With my current specs in general i haven't seen my cpu max out, but recently in COD: AW this has been an issue.

 

Current Specs

 

MOBO: Asus M4A88T-M

CPU: AMD Phenom II X4 840 @3.2GHz

GPU: MSI GTX 660Ti OC 2GB

RAM: 8GB Corsair Vengance 1600MHz

PSU: 750W Corsair RM

Monitors: 1920x1080 60Hz Primary with 1366x768 secondary.

 

MOBO doesnt support SLI or Crossfire.

 

CPU & MOBO Upgrade

 

MOBO: MSI Z97 Gaming 5

CPU: i5 4690K @3.5GHz

COOLER: Be Quiet! Pure Rock

 

I would be overclocking the CPU if i went for this option.

 

GPU Upgrade

 

 

GPU: EVGA GTX 970 FTW+ 4GB

 

All links are to Scan, but for the final purchase i will be comparing prices between them and Overclockers UK. Also if you have a better idea for an upgrade in the £350 budget i would be grateful to know, but any help in choosing between the two is appreciated.
