That is an extremely tight budget for running AAA titles at anything above 1080 low.

I went with 32GB of RAM since you said you like to play heavily modded games.

You can save a little bit if you go with 16GB total.

 

The Intel 12400F was chosen as the best budget CPU by Hardware Unboxed a few days ago.

 

The MSI PSU is a reliable budget unit that we recommend a lot.

Go buy a tower cooler and a extra kit of ram to have 32 gigs, if you can stretch your budget, get a better case, the Montech Air 903 Base is a good one, if you can stretch it further, get a better air cooler, and a 32gb ram kit.
