its not more for the speed more for the distribution techologies. large house with a lot of devices

wifi N router + multiple wifi extenders are cheaper (and better) than a single wifi6 for a big house.

cant sem to find any that also has wifi 6

Do you need wifi 6?

Do you really need more than 1.3 GBit / s?
That's a lot faster than most internet connections and only useful for very big file transfers in your home network.

For big file transfers you will probably use ethernet anyway.

Wifi 6 is very fast  btw and might be powerful

Wifi 6 should be used for competitive gaming and downloading in fast times

If the internet connection is 100 Mbit / s, the 10 Gbit / s wifi will not make it any faster.

True, the internet plan will also bottleneck the speeds

yes this is true, you might just get a 300mbps N router.

I recommend a wifi mesh with multiple wifi repeaters.

A mesh system allows your devices to automatically connect to the repeater with the best connection. So you dont need multiple wifi SSIDs.

No, wifi 4 is terrible, the spectrum is tremendously saturated and latency is awful, it should not be used for anything else than IoT. Minimum Wifi 5 (802.11AC), but all depends what kind of devices he is planning to connect.
