PC Build suggestions/advice?

Budget (including currency): About $2500 USD including monitor

Country: USA

Games, programs or workloads that it will be used for: 4K video editing, CAD stuff, flight sims, games like Roblox, CSGO, Fortnite, Roblox, potential streaming/content creation, mobile/desktop app development.

Need 2 monitors - preferably 1440p, 144Hz+, have keyboard/mouse/headset, upgrading from 2019 MacBook Air but will probably be remoting into this machine from like 16 miles/10 km away to use horsepower.

Edit: I'm going Intel instead of AMD because my parent works there and can get a 50-60% discount, so I can get the i9 for pretty cheap. I also think I have a chance to get an RTX 3080 because of that.
