monitor Freesync issues- ADVICE NEEDED

I recently purchased a new monitor ACER Nitro VG270UPbmiipx Quad HD 27" LCD Gaming Monitor - Black. The man attraction for me was the Free sync technology to reduce stuttering and tearing in game. However I don t seem to be reaping the benefits from it and I dont understand why exactly. 

 

Many of the games I have tested appear to be very stuttery, where as they didnt on my old 1080p monitor at the same frefresh rate of 144hz. I have tried a number of games and changed the settings and more often than not i still encounter stutter. I have been using MSI afterburner to monitor my system usage to rule out CPU/GPU bottleneck and temp throttling. Again though I am having issues in games that ran fine on my previous monitor and the upgrade to 1440P has not seen a noticeable increase in temps/usage.

 

The Display port able I am using is a Snowkids 4K DisplayPort Cable 2M (DP to DP Cable),DisplayPort to DisplayPort Cable (4K@60Hz,1440p@144Hz) High Speed Nylon Braided DP Lead Supports for

HDMI is a standard 2.1 HDMI

 

I was previously using the most up to date driver on AMD panel but i have reverted back to 20.4.02. Any advice would be greats as I am at my wits end trying to figure it out.

3600 Ryzen 5

16GB ram
