5700 XT, 1080p 144Hz vs 1440p 144Hz?

^^^ Or until Intel finally gets 10nm out the door, if you wanna stick with team blue. If you score a deal on an 8700K as an upgrade later down the line, it should hold you over for at least a couple more years, letting you wait for new AMD stuff and Intel to catch up (they're lagging behind a bit rn, but if they can do a proper job with 10nm/7nm in a year or two they should be pretty competitive again), and giving you more choices to pick from. 

Like I said, the 8700K is still competitive, properly tuned it'll still slap an R5 3600 IIRC. If you can score one for around $200 (the price of an R5 3600), you can save money due to the fact you don't need a new mobo. 

So if you have to upgrade, look for a deal on an 8700K. AM4 is too close to EOL to count on future CPUs, and on the current gen you need at least a 3700X to really have anything over an 8700K (and it'll still be slightly faster in most games due to ringbus just being better in games). If you don't need an upgrade rn, you're better off waiting to see if AMD's next batch of CPUs is backwards compatible with current chipsets (may be like the new TR chips, same pin setup but not chipset compatible), and for Intel to bring out their newer offerings. Then you'll have the ability to pick from both platforms, or older stuff on the used market from those who like to be on the bleeding edge doing their upgrades and selling off the old stuff. 

 

TL;DR: yos, hang on to your current CPU/platform as long as you reasonably can. Both AMD and Intel should have even more competitive options out in the next year or two, plus older stuff hitting the used market, giving you a damn good selection to pick from if you want the best bang/buck.

In some games it will be irrelevant because even a 5700xt isn't pulling 144fps at 1080p anyway.

 

Personally, I would go for a 1080p/144 because

 

1. At typical screen sizes such as 24", there isn't a huge visual difference between 1080p and 1440p, and you will find that for both the GPU and CPU, that resolution is much easier to populate and your components will "last" longer before they start feeling really slow.

 

2. If youhave a 1440p display and can play games at 80fps today, in three years that will be 50-60 and it will be terrible feeling to play games at that FOS, or look like garbage dropping down to 1080p on a 1440p display, whereas on a 1080p display you might get 100-120fps today and in three years your hardware will still do 60+ without any need to reduce resolution.

 

3. You will have an easier time today getting super high refresh at 1080p than 1440p on a 5700xt in most games, even with a locked 8600.

I disagree. I just got a brand new rx5700xt. It amazes me and hard to believe my story. 
I bought a 240hz 1080p monitor. I play call of duty, my kids play roblox and fortnite. I couldn’t stomach 1080p in menu  screens, or browsing the web. I was scared to return my monitor because I knew I would lose FPS! But, I average 120fps exactly on both 1080p monitor and my new 1440p monitor. I have all settings on medium to achieve this in warzone. But my picture looks so much better in 1440p I’m shocked I still average 120fps.

Yeah none of those games are the ones I'm talking about. Those are all esports type games.

 

5700XT isn't pulling 144fps in RDR2, CP2077, AC Valhalla, etc even at 1080p. And not at 1440p. I'm happy its working out for you, but I stand by what I said.
