Near my router the internet speeds are more than what I actually pay for.....but 2 rooms away it decreases by 3 times ....why is that so ... anybody has an explanation?  Btw my router is relatively new.....

what I think is that it is due to signal interference as I live in an apartment where everybody has wifi by the same ISP ....

well, you can test by seeing what differences may crop up between the 2.4GHz and 5GHz networks available to you, unless you don't have 5GHz in which case that would explain the signal noise from your neighbors.

What I must get is 60mbps up and down ......and I also get a ping of 2ms (bonus)

ISP claims it to be fibre net

It looks reasonable then, nothing wrong with your hardware. Best you can do without getting into the nit and grit is install a repeater somewhere or if you're really balling, get Google WiFi for mesh.
