Currently only have an airport extreme which is unreliable at best.

 

Shaw 150 mbs

 

3000sq ft home

 

Modem would be located in the basement without super easy access to pull cat 5 everywhere.

 

Modem would be next to my gaming rig which is my only hard wired device.

 

Not sure what to buy router/access points or how many.

 

Was looking at ubiquiti but sounds like their routers are complicated to set up.

You could go with a mesh router. For my 2500 sq ft 2 story house we use one Shaw included modem/router (it sucks but we don't need a separate router) and one old modem and cheap DLink DIR-822 that in total covers our driveway with 15-30 mbps down, and inside with 75. Cheap but sketch

If you have the cash a mesh network looks like the way to go, wire cutter has a great article on the available options. http://thewirecutter.com/reviews/best-wi-fi-mesh-networking-kits/

 

also for high traffic devices like desktops and tv's/media centres you should also look at powerline kits. http://thewirecutter.com/reviews/best-powerline-networking-kit/

 

and you can run many devices from a single powerline connection using a cheap ethernet switch.
